Im not up on the Estate Agents procedures,but I can tell you (if it helps) my experience;
I had to rent 2 years ago for 6 months (similar circs to you) we had 1cat and 1 dog.We were asked to give £50 pounds on top of our deposit to cover the possibility that we would leave a flea infestation (

huh!!) the money was held for a month after we moved out and were given our deposit back til the Agents/Landlord were happy we had not left any little biters behind ;)
We were also intructed we had to pay for professional cleaning of carpets and upholstery, which I had thought you had to do anyway..so we were happy to do this. And our £50 was returned to us a month after moving out. :)
I did actually send vets receipts of flea control to estate agents but they told me this was not nesc as they were happy all was in order.
Also the house we decided to rent after looking at quite a few (it had the best garden) turned out to be one that was 'No pets' but the estate Agent was brilliant and said that becuase we both had good jobs (My OH at time was a policeman as well, so seen as a good prospect as a tenant I guess!!) he was happy to approach the landlord for us and see if he would reconsider. And luckily he did drop the 'no pets' criteria for us :)
So it pays to ask around too.
