Has anybody had this done and what did you have to go through re getting a structual engineer etc involved ?

We have so far got an initial quote for just travel and a couple of hours visit of £450 incl Vat. We then may have to have drawings and plans drawn up? It seems a real outlay when it is just a partial removal ?

Your experiences of this would be be most appreciated  !

Hi,

My partner whose highly skilled cabinet maker and also renovating our cottage (bringing walls down etc) suggests firstly get a couple of good builders to look at the job they should be able tell you then whether indeed you need to seek out a structual engineer and might save you alot of cost  (you may not have too its hard anyone to advise you without seeing the job).
I would suggest 3 different builders see what they each say any good builder worth his salt will advise
pretty well.Ask around most good builders come from word and mouth.

Hello !

We have had builders in so far but haven't gone into any details as we are getting quotes for the insurance claim re the flood before we start to look at the proper job we think we will get done !

It is difficult as we want a proper job doing and as the flood may have been caused by the last builder's incompetancy we want to make sure we have it done right this time !

So have you sprogged yet ? :D

Oh Lucy welcome to the world of Day light robbery.

I had an engineers report/design certificate done for my planning for my family room on the back of my house. They charged me £140 for the 1 paragraph letter to go to planning. I decided to make the room bigger one way by 1 metre and got the architect to change some of the drawing and re submit. The Engineer charge me another £110 just to say the orginial design certifcate would still stand. The Architech then took another £300 just to alter the drawings on top of his £600 and was going to charge me about £50 to redeliver the new outlines to my neighbours. For once the planning only took an additional £50 for an ammendment cost to the £700 I had already paid but they made the whole thing do through planning again :-))

Nightmare nightmare.  We knocked a bathroom wall done and added that to my kitchen , my goodness you think I had knocked the outside walls down they way they went on. Lucky my other half is a decent joiner and tells them straight when they start their rubbish.

Hope it is coming of for you I suspect life will get a bit harder though first.

Hi Lucy and Blue,

Yes its makes all the difference when you have a partner who knows what they are talking about.
My partner built me luxury kennels out of brick,pantiles and solid oak.He finished ptting the solid oak staircase in and beams in the lounge.We rebuilt the bathroom bringing down the ceiling and taking a wall out .Made our utility bigger by bringing another wall down and added a sloping roof with pantiles across part of the kitchen instead of a flat roof.Then converted the garage into another bedroom.
I'm hoping for a new kitchen which he will do however ill probably waiting along time as his customers come first and he makes fine furniture so all this this can only be done evenings and weekends amongst our other business and soon to be 5 children.

Dont talk to us about planning,we had an planning officer come around who thought he knew it all,about timber construction,wood seasoning and strengths etc till he realised that Alex had a BA (Hons) degree in cabinet making amongst other qualifications he shut up.Realising he knew very little
about the subject.
Its taken us 5 months to get planning permision to run our 2 business from home because the planning officers failed to do their job properly of which we exposed them and pointed out their errors, finally got it.
They wanted to put our kennels down which did not require planning or building regs as their was already an exsisting building that we pulled down and the new building met all their requirements before planning was needed.
Some planning officers can be good others are a nightmare who have little knowledge .
After the p[roblems with planning first couple of times we insisted the Principle planning officer took our application on and he pulled his collegues in order,sometimes you have to put your foot down .

Still no sign of the baby yet 39 wks now I've usually had all mine by now ,oh well this one wants to be different :-D .

Didn't think about the drawings,plans ,as Alex does all his own so yes that would be another cost if you had to get someone in to do it.

My brother in law is an architect so can get drwaings done as he did for our loft conversion :)

I will get the builder back in and we can sit down and really talk through some ideas to see what is the best way forward :)

Any movements yet on the baby front ?

I wish Ive planned a homebirth and im 39 wks todayhoping something happens soon as I dont want to be inducec end going into hosp my worst poasslbe nightmare.

Thanks Manxpat,Ihave bouts of regular contractions that then stop after an hour or 2 which becomes very tiring.Never had a labour like this before with my other 4 ive had them all by now this one obviously wants to be different.

Hot curry, and hot rumpies (well as much as you can with an Everest belly ! :D ) is my recommendation! It probably won't work but you will enjoy it all the same and it will take your mind off things ! :D

I never went past 38 weeks with both so have never had the last few weeks to contend with !

Hang in there ! The bambino will be here soon! Do you know the sex at all and names or are you waiting til the arrival ?

We have Fern Louise Emily for a girl and Harrison Trystan for a boy.Weve tried most things :-D :-D
I dont think it wants to come out :-D
I have a really heavy cold at the moment which is not helping,I think there alot going around just now I have 2 children with it and now my partner as well oh what fun.
