We are (finally) getting the house valued on Wednesday ready to get it on the market :)
Anyone have any last minute tips to make it seem more appealing/welcoming
( and I'm no good at baking so cant have the fresh bread smell wafting through the house) ;)
Fresh strong percolated coffee is a good one. It always smells better than it tastes :-D

as long as the valuer doesnt expect me to make him a cup ;)
I want him in and out before he notices anything that needs fixing :)

Get all your clutter out of the way so it looks as spacious as possible. Hide everything you can. The coffee and the baking bread is a bit of a gimmick and the estate agents won't be drawn in by it. Prospective purchasers may find it more appealing but definately not the valuers :D

Hi Lel,
Pop out tomorrow and buy Stargazer lillies, the pink ones :) they smell gorgeous and some in a vase in each room downstairs on possibly on the landing would be nice I always get people comment on them when I put them in a room and most say it is "delightful scent." And maybe not as obvious as coffee/bread etc.
Just a thought. :)

Get more than 1 company to come do a valuation, I had all the agents in our little town come out and got prices £30,000 different between the highest and lowest, it was amazing so I put it on the market with a firm who were in the middle of the extremes.
I agree with Schip get more than one valuation done. When we sold our house just over 2 years ago we had valuations of 32,500, 36,000 and 38,500 we too went for the middle one. Good luck hope everything goes well.

Hi Lesley
I was told to put a vanilla pod in some hot water and place in oven on low, the smell was wonderful - if you like vanilla.
I cleared everything away, and ask a friend for her honest opinion, its sometimes hard to see you own 'mess'!!!
Then I threatened the family with decapition if they moved ANYTHING!
I think I was lucky as the first viewer bought our house, I'm sure I could not have coped with the stress of keeping everything ultra tidy...

Just to update - the valuer came this afternoon and I am more than pleased . :) My word .... prices have gone up.
Have another coming tomorrow before it goes up for sale

Are you moving to the same area, or moving away completly?
Tell me about the prices a house by us was brought just before Christmas, the same house now has just been sold on and gone up by £25,000 in under a year!!!!!!!

We are hoping to stay in the Wirral ( mainly because of josh's school etc) but to a better area and to a house with a LARGE garden. :)
He valued it at more than £30,000 than i was expecting - so the new house can be even better :)

In that case "Good Luck" ad don't forget not to be fooled by the smell of bread/coffee/flowers etc when you view houses will you, they are tricks of the trade obviously ;)

My friend lives on the Wirral Lel, the house prices have certainly shot up alot round there. My friend bought her house for 52,000 5 years ago and its now worth 155,000. I love the area and would move there tomorrow if circumstances would allow it. I hope you find the house you want and your sale goes smoothly.

Tell me about it I've got a viewer coming tomorrow and it's been fun trying to keep everything spick and span with 7 schips, a pom, a border terrier cross visiting for 10 days, 2 hamsters and a guinea pig also visiting as well as 3 cats and my teenage daughter!!!!!!!! Oh and her sister and their boyfriends and camping equipment from their recent weekend away and packing to go to Spain at 4 am tomorrow ------ madness sheer madness is what it is.
