does anyone know the going rate per acre for agricultural land and what an agricultural licence is needed for.  We have the opportunity to buy some unused farm land.

Hi Lorna,
I think it very much depends on location, condition of the land, whether there is water, road frontage etc.  We paid just under £3000 an acre for some but that was many years ago.

How long is a piece of string????
It depends on many things such as where it is in UK, where it is in a county & even where it is in a parish. i have paid between £800 and £3000 depending on what its use is/has been, whether its fenced, has water, has road access, is it grass keep, is it LFA, is it within a NP, is it rented out for grazing....there are 100's of permeatations & you really need to get in touch with a good land agent to advise you of local issues. i can recommend one in the west country if you are in that area.

It if it adjacent to your existing property they may well charge you more than someone who does not live locally as it is worth more to you !!!

We back onto it!.  The owners solicitors have written to us asking for offers.  It would be lovely if we could afford it or even a bit of it.  Better try the lottery this week.

It would be lovely, but its quite a worry that someone else will own it.  I'm so lucky as at the moment I can walk the dogs and train them out there.  Its got a stream running through it and water supply as when the farm was used it was grazed by cattle.  I miss the cows at the bottom of my garden, although they did attract the flies in hot weather.  We are getting together with some of our neighbours to see if we can put in a group offer.   I don't think it can be built upon - but you never can be really sure.

Well now - there's an offer!:)  I really don't think we're going to be able to afford it.  Well not more than a few square yards anyway.  Maybe the new owner is a gundog lover and will take pity on me.  The thing is, they obviously don't really want the land.  The farm changed hands last year and is now being converted into a private house.  The land that backs onto us is seperated from the main farm by a railway line, so I think the new owners really aren't interested in keeping it.  They would still have about 20acres surrounding the farmhouse.  Some of our neighbours are interested so I think getting together with an offer is our best bet.
