Ive decided to go home and live with mum.  But to do this I need to wack and extension on the side of the house so I will have a bedroom.  Where do I start?  Who do I speak to? Is it possible as I will finiace it?

Sounds great Emma but don't go rushing into anything and forking out loads of money while everything is so 'raw' for you. Just take a couple of months to chill out before making any huge decisions like this one.

I know my mum is a close friend too but we don't agree on lots of things and if we were sharing a house there'd be fireworks!

Do you live in England? Check your local council website, I've found they are great for the basics on planning permission/building regs - particularly look at the section on 'permitted development rights' - which basically allow you to extend in certain circumstances without planning permission, as long as you don't go above a certain size. You'll still need building regs approval though. Your local council website should have a 'planning' or 'building control' section, and this should explain the conditions relating to permitted development, and if there's anything you're not clear on, make an appointment with a planning officer to discuss your plans - this will not cost you anything, but they prefer to discuss concrete proposals rather than vague possibilities, so it'll help if you have some idea of exactly what, where and how you want to build. Self build 'prices' suggest budgeting a figure of around £700 per square metre, but this will depend on what facilities you want, standard of finish, and whether you employ a main contractor or use subbies and DIY. Have been looking into this in great detail as I'm in the process of doing pretty much the same thing, although fortunately about as far away from my mother as I can possibly get without falling off the end of the country, lol :-)

I would get a local and reputable builder, one preferably that comes by recommendation, to come and look first to see what they think and talk over ideas. It will give you an idea of a ball park figure you might be looking at.

Then you will need to get plans drawn up if the planning office say you need planning permission.

You will need a good architect to do this and also structual plans maybe required which have to be done by a structual engineer.

You will then apply for planning permission. Builders will not really be able to give a quote until the plans have been approved as there maybe changes involved which would mean revising the quote.

The easiest way to get funding is get your parents to get a top up on their mortgage as I doubt anybody will fund the extension for you as the property isn't in your name.

You will then have to add at least another 20 % to the quote for all the added extras so as not to have any surprises.

It is a big thing to do and a big commitment as the property isn't in your name.

Is renting not an option as this will be a better bet for the first year as it will give you time to get all your finances stable and it means you haven't got to commit to anything rather than a six month tenancy agreement which is better than a 25 yr loan which I would think you would have to get to fund a project like that :)

When my daughter and son in law were waiting for there new home to be finished we bought a 2 bedroomed static caravan and put it in the garden, My daughter had not lived at home for some time and we both had our own ways, Could you not try something along these lines, At least if it do's not work out you just resell the home, you would have to check regulations with the council but we have had our for 7 years and the council have never bothered, but we are very rural
