This is what im trying to do at the moment,when we bought our property the owner changed the land registry to keep half the garden with access to the road at the back of our house,previously also there was a double garage which he had demolished.(so that he could have parking for his holiday cottage)
So my point is that the house would not hold the same value as in 1991 (when it was banded) as changes have been made.
When I was finally contacted the first thing the man said was that the value is not on any land? only on the size of the house which goes against all that I have read, and that it would take 8 weeks to get back to me.
I feel as though im getting the info I need,anyone been in the same situation?

Not been in the same situation exactly but we questioned our banding a while ago. When doing some research I found Martin Lewis had some very good information so may be worth taking a look on his website. he has a way of writing things in a very clear and easy to understand format :-)

We challenged the banding of our property when they were very first set. Next doors house was clearly bigger but in a lower band?? This was because the cunning b*****d had put one room as 'an office'!!! We had to have the band they decided on!!

Be warned - if you have made any improvements to your property since the banding was done you might find yourself going up a band instead of down.

Banding tends to only go up (or down) when a house is sold - not after improvements.

Or when people challenge their banding - it happened to our neighbours! Their conservatory was to blame ...

Yes, challenged our banding when we first moved here, have a certain time limit but can't remember how long. A house in the same road had more bedrooms, larger garden, garage etc & yet it was a band lower so as it was up for sale I cheekily used their on line particulars with our appeal, it was agreed & our banding came down one.

Which is why, when I found out that planning permission had already been granted on my house, I went ahead with the previous owners plans.  A lovely huge extension which would have put the house up a band if I sold it.  All the local authority checks were made, so council obviously aware of improvements, as they had to be passed by them.

But I still pay the same band as I did when I bought the place.  Win, win.  :-)  :-)

thanks,I would give up if I thought i has cat in hells chance but as the land registry has been changed and a garage taken away i might stand a chance,no improvments to this house unless you count the amazing persian rug i managed to get on ebay that arrived today.(dogs have been warned about bone chewing or throwing up)
