We've moved house a few times in the last few years because of my daughter and i find it so stressful. it's not the actual moving it's having the house on the market and trying to keep it really clean and not smelling of dogs. i must admit  i do go a bit over the top about how tidy and clean the house is before a viewing but after some of the houses i viewed over the years with dirty dishes on the side and doggy smells etc etc etc i think it's important to make the right impression if you want a quick sale.
We've been lucky in the past and had cash buyers but i don't think that will happen this time.
We're trying to get rid of a bit of our mortgage and also get more land for me and the dogs so hoping to move to a slightly cheaper area but still really nice.
does anyone else get stressed out selling and moving or are you lot all calm people?

i with you! :) i hate having people come and view my house, trying to keep the dogs calm, keep house clean, get rid of any doggie smell! But i have also have viewed houses that people just dont seem to make an effort, one house we viewed had clothes all over the bedroom floor, hanging out the drawers, dog poo in the garden! :( hence we did not buy the house! I must admit, i have been put off buying a house if it looks un tidy or dirty as i always think if they dont take pride in their home then what other hidden problems are there in the property? :)

I've got 2 couples coming to views ours 2nite! Argh! only been on the market a few days too! so last night me & OH were frantically running around the house tidying up.  I've also placed a yankee candle in each room which I'm gonna light an hour or so before they arrive.  I'm even leaving work a bit early today to give it a once over again. 

Just a thought when the viewings come round do you take the dogs out of the way?  I was going to take Molly on a extra long evening walk, she's fine with people etc but I think it might put people off. What do you think?

Have you ever baked fresh bread & made a pot of coffee????

Never sold a house, but i would remove the dogs for viewings. Some people don't like them or are allergic so better to be safe than sorry if you really want to sell the house. It personally wouldn't bother me seeing a dog in a house upon a viewing but then as all of us here own or love dogs i'm not sure it would bother us.

I've bought and sold several properties, and love it!  I think it's so exciting.  Although, I'm hoping our most recent will be out last for the forseeable future as it certainly gets more stressful the more pets you have!  We actually had removal men last time (previously we've always done it ourselves) so we could concentrate on moving the animals.............convoy of vehicles filled with furry critters!

I love viewing properties, and that feeling when you know you've found the right one!  We have viewed many that have been in a terrible state, and it certainly puts you of buying (one even had a bag of dog poo hanging on the inside handle of the back door!!).  When selling we always make sure it's immaculate, the animals are all out of the way, and we've tried the freshly brewed coffee thing!

I'm a bit of a stress-head normally so I surprise myself at how calm I am when moving!

i would always take the dogs somewhere else while a viewing is taking place and remove dog beds and bowls etc. a lot of people get put off by pets and their smells.
i spend a good couple of hours dusting, hoovering, cleaning bathrooms and putting things away so the house looks clean and uncluttered but it's always been worth it as we've never had trouble selling a house really quickly.
