What does a surveyer look at to value a property - any ideas?

Hi Sweep

There are different kinds of surveys, some of them general and some of them more in-depth.  Our buyer is having a survey done on our property this Wednesday - I can let you know what they looked at on Thursday if that isn't too late for you.  Our property is only 4 years old and has NHBC guarantee.

Hi Sweep

Surveyor just asked lots of questions re-heating, double glazing, and any works we had done on the property.  All the rooms were measured and he had a good look round the outside of the property - it took appox. 30 mins and was nothing to worry about.

A lot depends on if it is a full structural survey, or just a survey for valuation.  the former will be much more in depth, and more expensive, and will go inot the conditon of all parts of the porperty, plumbing, electrics, roof, damp, etc, etc.  If they miss something, you have a legal comeback on them if you stand to lose money.  However a valuation (often undertaken on behalf of a mortgage lender) simply looks at the basics, often does not find underlying (and costly) problems such as faulty wiring, roof problems etc.  It is merely to assure the  lender (and the buyer) that the amount of the loan/mortgage will be safe on the resale of the property.  This is a great oversimplification, of course, but gives the basics.
