Hi :)

We are planning on moving soon and we are building new kennels in our garden. The house we are moving to as approx 85ft garden. And as I hate gardening ( I could not keep a cactus alive lol) The dogs have got the whole lot.

We have quite a big budget £6000.00 the sort of runs we want are the corridor runs, breeze block long corridor with inside sleeping area, then sliding hatches with an attached run for outside, we are planning on having galvizsed fences for the outside, We want 3 seperate runs comming of the corridor section. We now that we are going to have to concrete the whole lot first before we build any thing on it.

I need ideas on sewage and drainage (thinking of having those metal slatted gullies for the water to run into)

Ideas on lighting for outside the runs (having strip lights inside)

We also (dont laugh) want a living room for the dogs built into it going to get a second hand settee put a tv in there vet bed/rug on floor they will love it.

Also want a wash room in there, just a tiled room with shower so we can shower the muddy huskies off after they have dragged us through the mud over the park.

Had a look at canine kennels they seem quite cheap,

any more ideas

Also thought I will need building reg/planning permisson for this

Any advice is welcome

Hi,

Please read page 2 on advice building a Kennel and run.I have done something similar,my kennel could prorbably hold 8 dogs max comftably,but I don't have a corridor.You need to watch your choice of drainage channel think about the breed you have and how easily to get paws or claws stuck!A gril channel will be going in place outside my kennel underneath a step normal drainage chanels half moon shape inside kennel and run.My internal kennel is to be lined with smooth toughen plastic which was being advertised in  "Dogworld" which will withstand disinfecting and chewing also excellent at sound proofing.The windows are double glazed .The floor of the interal kennel swimming pool tiles are being laid nonslip ,easily hosed down,still have concrete at present just toying with the idea of underfloor heating ,which for the area we have will be cost effective to run and will dry the floors off quickly if I need to.

We were going to have central heating plumbed in down there,

We were thinking of having the drainage grills on the other side of the door so that they could not get paws stuck etc

Hi,

In the "doggy room" were putting a second log burner which as this joins on to the kennel
this will pick up the heat too :-).

Hi,

Bathing Goldens upstairs was no joke and trimming all that Hair either in the lounge or on the kitchen floor with 4 children wasn't funny either:-D .In our cottage you could be waiting after a   Golden has been in :-D.
We probably are mad ,i'm lucky my partner is a cabinet maker does alot of the work himself
in terms of building the kennels (saving a fortune).
The doggy room is ideal for the above but my dogs also come into the house as well :-)
We also have a feed room.

My partner is a carpenter also, so he to will doing most of the work,

would not trust him with the lights though hee hee :D

Hi,

I agree if you have the means to do it a "doggy room " is ideal Its like a lounge the children will be in and out of there all the time so the Goldies get lots of attention.Also if we are at a show or out for a few hours the dogs will be in here secure as a house,with T.V, old setee and I've also got a second hand washing machine to do their bedding and a sink.
This room is brick and oak beams,with a logburner in the corner.

Hi Lea,

Probably us as well :-D

We had a little head start, there already was a huge outbuilding of brick and pantiles in the garden when my partner brought the house,it was in need of great repair,so it was ideal.He has done alot of the work himself.
My partner says he is sleeping with the dogs :-D
