does anyone no of where to go to get drawn up plans, for 24/30 kennels
that are good for cleaning excercise area, kitchen etc,
we have been looking for such a long time, as we want it right before we start to build, any help or advice we would be most gratefull.
also to build would we need planning permission.

Can't help you with plans I'm afraid, but have been looking into planning permission/building regs re building my own outbuildings, and you will need planning permission if
- the new building will cover more than half the area of the garden
- the new building is within 5m of your house, or closer than your house to the road (unless it is still at least 20m from the road)
- the new building is within 2m of your boundary
You will also need to have the plans approved by building control if
- you are putting any drains in which connect to your current foul drainage system (so if you're having a sink put in, for eg)
- the building covers more than 15m2
Your local council website should give you more details, as the conditions vary from council to council and depend whether you are in a conservation area or similar protected location. Given the size and facilities you want to put in, you will almost certainly need building regs approval, and although you MAY not need planning permission, it'd be best to check with the council first because they can make you demolish your building if it turns out you should have applied for permission but didn't. If your council website can't give you the information you need, when you have some plans, make an appointment with a planning officer, show him the plans and ask his advice - it's free. At least until you make the applications, lol!
